Our Association

We get asked a lot of the same questions from our current, and potential members about how our Association works. We will address a few of those questions on this page. Of course, if you have further questions please contact a Board Member and/or refer to our Governing Documents. 

“What do I receive for my Association payments?” – Basically three things.  1) Lawn Care in summer months, ex: regular mowing, fertilizer, etc.  2) Snow removal in winter months, ex: driveways and front steps. 3) Property liability coverage. Protects against lawsuits for injuries on the property. – Please refer to our Documents page for specifics on all three items. 

“How does our Association work?” – Here are a few layman’s answers. – You own your house, and you are responsible for your own homeowners’ insurance and all utilities, etc. – The Association has almost nothing to do with the Inside of your house, this is yours to do as you please. – As far as the exterior of your house, the Association has rights of refusal and/or approval to any/all exterior items. An example might be if you are re-siding/painting your home, the Association may approve/deny what is an acceptable color. Another example would be if your roof is bad and in need of replacement, the Association can mandate replacement. – As far as everything beyond the walls of your home, the Association owns ALL property and rights thereof. This does not mean however that the Association pays for everything on our grounds. 

“What am I financially responsible for outside of my house?” – Other than the regular services contracted by the Association, you are responsible for the upkeep on your lot, and any/all costs associated in maintenance and repairs on your lot. We are set up to maintain very low Association dues year-to-year, but the down-side to that is each Unit is financially responsible for ALL repairs and/or improvements on your lot, or anything shared with a neighbor’s lot. Everything outside of your house is owned, and governed by the Association, but each owner can be assessed for any related costs.  An example might be if a tree on your Lot falls down in a storm, you are responsible for having it removed. If that tree is one of the Ash trees in the shared front lawn area, you and your shared neighbor are responsible 50/50 for that cost. Another important example would be driveways. If a driveway needs repairs or replacement, each unit is assessed individually for the cost associated. 

“Can I put in a garden or make improvements to my landscaping?” – Most of the time, the answer is “YES”. We encourage our members to make improvements and personalize their lots. BUT, you must first gain approval in writing from the Board prior to any work. See our Documents page for the proper forms to submit.
